Our fees

£125 (plus vat where appropriate).

Such fees are based on each matter taking up to two hours to complete and send back to you.
Complex matters which exceed that time, will be charged an additional charge based on time expended at £50 per hour.

We will e-mail an invoice to you with each report (and if agreed, forward a statement at agreed intervals).
Payment of all outstanding invoices, to be paid please by the 21st day of each month (or the nearest working day to the 21st) by BACS or other online payment.

Terms and Conditions

Our service and responsibility

Beacon Conveyancing Consultants (BCC) will peruse and consider all the documents you (the client) has provided.

BCC will extract the important relevant information contained in the legal documents provided and prepare a draft ‘legal report’ (contract report).

BCC will also, if so instructed, extract the important relevant information contained in the searches provided and prepare a draft ‘search report’.

BCC will also, if so instructed, extract the important relevant information contained in all the documents provided and draft suggested enquiries for you to consider.

BCC will also endeavour to provide notes regarding matters that BCC considers should considered and address; or matters that you, the client may wish to raise enquiries on (depending on your policy).

E.g., BCC will not include enquiries on matters such as historic mining exceptions and reservations, but may draw this to your attention as a note, in case it is your policy is to raise such an enquiry.

 Your responsibility

You the client will examine the reports, suggested enquiries and notes provided by BCC, to check the information is appropriate and accurate in the context of the purchase matter generally.

You the client will add any relevant and necessary information to the reports and suggested enquiries, and address any specific questions or concerns raised by the client’s client.

Whether the client’s report uses the information provided by BCC in whole or only in part, the report to the client’s client, shall belong to and be the sole responsibility of you the client.

 Invoices and payment

Fees are as quoted (plus vat where appropriate) and are based on each matter taking up to an hour and a half to complete and send back to you.

Complex matters which exceed that time, will be charged for additional time expended at £50 per hour.

BCC will e-mail an invoice to the client with each report (and if agreed, forward a statement at agreed intervals).

The client shall pay by bank transfer to the following account, all outstanding invoices, no later than the 21st day of each month (or the nearest working day to the 21st).

Our Liability

Should BCC overlook or omit any important and relevant information, then if accepted, BCC’s liability will be limited to the amount of the fee charged for the report in question. Such fee will be refunded or credited to the client.

 

The Contracts (Rights of Third Parties) Act 1999

The above act shall not apply to any contract between BCC and the client, save that the client’s client can claim a refund of the fee charged by BCC if paid by the client’s client, to the client and the client is unwilling or unable to claim such refund.
